Benjamin Blumenthal has been negotiating Midtown Manhattan office leases since 2012.

Benjamin's practice is tenant representation for Midtown office tenants. The full range: relocations, renewals, right-sizing, subleasing, early termination, blend-and-extend. Every engagement type that a Midtown tenant faces over the life of a lease.

A significant portion of his work is with organizations that have specific technical requirements beyond standard office leasing - medical and clinical users, nonprofits navigating board approval structures, financial services firms with security and infrastructure requirements. These engagements require more than market knowledge. They require familiarity with how landlords evaluate and accommodate non-standard tenants, and which buildings can actually deliver what these tenants need.

He also advises ownership groups and investors on portfolio positioning, asset strategy, and market feasibility - work that deepens his read on market dynamics across both sides of the table.

His Background

Benjamin started at Norman Bobrow & Co. in 2012, where he built his market foundation and was consistently recognized as a top-performing agent. He launched Noah & Co. in 2017 with a specific structural thesis: a focused, team-based brokerage built around a single market could provide a quality of representation that generalist firms - competing across multiple markets and asset types - structurally cannot.

He is a graduate of the Goldman Sachs 10,000 Small Business Program, a founding member of the Yeshiva University Real Estate Executive Committee, and a member of the State of Israel Bonds Young Leadership Cabinet.

An efficiency-enthusiast with an affinity for all things no-code, Noam oversees all operational and support systems for both internal teams and Noah & Co. clients. Since moving into this role, he has evaluated, onboarded, and customized the company's full sales and marketing tech-stacks, and implemented a variety of sales-enablement and efficiency tools to support the team's day-to-day work.

Before joining Noah & Co., Noam worked as a Senior Recruiting Manager for Media Staffing, where he managed the full-recruiting cycle for both clients and candidates in the digital media/ad-tech space. He also spent time in various production roles for MTV Networks and several of its affiliate networks.

Noam graduated summa cum laude from CUNY Queens College with a Bachelor of Arts in Psychology and currently holds a Real Estate Salesperson License in both New York and New Jersey, as well as a Notary Public License in the State of New York.

Prior to transitioning into the office space sector, Ralph worked in various commercial real estate positions across commercial mortgage and investment sales.

Ralph graduated from Yeshiva University's Sy Syms School of Business, where he received a Bachelor of Science in Finance degree. He also spent time in volunteering roles for both Sephardic Bikur Holim in Brooklyn and Moreshet Yerushalayim in Jerusalem.

Rachel joined Noah & Co. in late 2023 and works with tenants on office leasing strategy, representing clients in relocations, lease renewals, and sublease transactions. She has worked with a diverse range of clients across Midtown Manhattan, Downtown Manhattan, SoHo, and Union Square, with particular focus in representing nonprofit organizations and helping them identify office solutions that align with their operational and financial goals.

Rachel has successfully guided growing companies through office relocations and expansions, while also helping clients reduce occupancy costs through strategic lease restructurings, renewals, and subleases. Her experience spans the full lifecycle of a transaction, from market analysis and site selection to lease negotiation and execution.

In addition to her tenant representation work, Rachel advises ownership groups and serves on landlord representation assignments for several office properties in the Union Square submarket. Rachel graduated Magna Cum Laude from Adelphi University in 2024 with a Bachelor’s degree in Business Management and is licensed as a New York State Real Estate Salesperson.

Originally from Colorado, he moved to New York City to pursue a career in commercial real estate, drawn by the city's unmatched energy and opportunity.
