Building Details
10 Grand Central at 155 East 44th Street is a 35-story Class A office tower at the southwest corner of Third Avenue and East 44th Street in Midtown Manhattan's Grand Central submarket. Originally designed by Ely Jacques Kahn and completed in 1931, the building pairs Beaux-Arts massing with Art Deco details that Marx Realty preserved and celebrated in a hospitality-forward workplace repositioning.
Marx Realty rebranded the property from 708 Third Avenue to 10 Grand Central in July 2018 and completed a roughly $45 million renovation led by David Burns of Studios Architecture. The program relocated the primary entrance to East 44th Street with a four-story brass-fin portal, walnut doors, and uniformed doorman service while Third Avenue frontage continues to serve retail and amenity access.
Tenants share more than 18,000 square feet of club-style amenities across the 7th and 11th floors. The 7th-floor lounge and Ivy Terrace outdoor terrace support everyday collaboration and events, while the 11th-floor Meeting Galleries offer a 200-seat town hall, podcast studio, screening room, and Bar Car pre-function lounge. Highball Ltd., a speakeasy bar developed with PDT, extends the hospitality experience inside the amenity suite.
The tower offers approximately 438,000 square feet of office space with 11-foot-3-inch ceiling heights, 14 elevators, central chilled-water HVAC, and WiredScore Gold connectivity. MarxReady pre-built suites, column-free Penthouse Collection upper floors, Marx Mobile chauffeured house-car service, and ground-floor Sweetgreen give growing firms flexibility without leaving a Grand Central address.
Office tenants at the building include Teladoc Health, Seven Bucks Productions, MassMutual, Agence France-Presse, Merchants Bancorp, and LIV Golf. Less than half a block from Grand Central Terminal—with Metro-North, Long Island Rail Road via Grand Central Madison, and subway lines 4, 5, 6, 7, and S—10 Grand Central delivers one of Midtown East's strongest commuter profiles.
