Building Details
The MetLife Building at 200 Park Avenue is one of Midtown Manhattan's most recognizable office towers. Completed in 1963 as the Pan Am Building, the International Style landmark was designed by Emery Roth & Sons with Walter Gropius and Pietro Belluschi. The elongated octagonal tower rises 808 feet directly above Grand Central Terminal at Park Avenue between 44th and 45th Streets, anchoring the Grand Central submarket with a dedicated ZIP Code of 10166.
At 58 stories and approximately 3.1 million square feet, the property ranks among the largest Class A office buildings in New York City. Its precast concrete exterior and commanding Park Avenue presence made it a defining Midtown East landmark from opening day, when it served as Pan American World Airways headquarters and briefly supported a rooftop heliport operation. MetLife signage replaced Pan Am in the early 1990s, and the building has carried the MetLife name since.
The Irvine Company controls the property today, with CBRE serving as exclusive leasing agent, property manager, and asset manager. Irvine and Tishman Speyer acquired the tower in 2005; Irvine subsequently bought out Tishman's remaining stake.
